Most problems in house construction start before the first brick is laid. A few weeks of preparation can save months of delays and lakhs of rupees. Here are ten checks we recommend to every client.
1. Title and plot papers
Make sure the ownership papers, allotment letter or registry, and plot measurements are clear. Confirm the plot boundaries on site before planning anything.
2. Approved map
Get your building plan approved by the relevant authority before construction. Build only what is approved: setbacks, coverage, height and number of floors.
3. Soil test for new or doubtful ground
On new plots, filled land or near water bodies, a soil test tells the structural engineer what kind of foundation is needed. It costs little compared with the risk of settlement later.
4. Plinth level
Set the plinth level above the road and drainage levels, allowing for the road being raised in future. Many homes in growing areas face water entry simply because the plinth was set too low.
5. Signed structural drawings
Columns, beams, slabs, footings and reinforcement must come from a qualified structural engineer, and the builder must follow them exactly. Plan for any future floor now, so the structure is designed for it.
6. A detailed BOQ
A Bill of Quantities lists every item, its specification, brand or approved equivalent, quantity and rate. It is the best protection against surprises. Read our guide on how to read a BOQ.
7. A written agreement
Scope, specifications, allowances, exclusions, payment stages and timeline should all be in writing before work starts. Verbal promises are the most common source of disputes.
8. Milestone-linked payments
Link payments to stages of work such as foundation, plinth and each slab, not to dates. You pay as the work is completed and checked.
9. Utilities and site access
Arrange a construction electricity connection, water for construction and curing, and space for material storage. Talk to neighbours early about access and timings.
10. A realistic budget with a buffer
Add the items that are usually priced separately, such as design fees, approvals, GST, boundary wall and borewell, and keep a buffer for choices you may upgrade during finishing. Our cost calculator is a good starting point.
